Getting Pre-Approved for a Mortgage

Pre-approval guarantees your loan and allows you to lock in an interest rate for a period of time. Another advantage is you may have better bargaining power with a seller because they know if they receive an offer from a pre-approved buyer, that person will be able to secure a loan.

To get pre-approved, you provide the same paperwork you will be asked for when you make a formal loan application. Below you’ll find a Homebuyers Mortgage Checklist. To ensure your loan process goes as quickly as possible, supply your lender with accurate information and check each of the items below as you collect them.

Picture ID, proof of social security number & residence address(es) for the past two years.
Names and addresses of each employer for the past two years.
A copy of your purchase and sales agreement, including a copy of the earnest money check.
For each savings/checking account: name & address of financial institution, account #, account balance.
For each current loan: Name lender, address, account number, balance and monthly payment.
A list of real estate owned, including: Rental agreements, loan information, addresses & type of property.
If you rent, supply landlord name and address (cover a two year period).
W-2's and last two pay stubs will expedite income verification.
Condominium buyers should obtain condominium documents as well as other pertinent information.
Self-employed borrowers should supply two years tax returns (all schedules) as well as a year-to-date profit and loss statement.
If you are a full time student during the past two years, verify with a diploma or transcripts.
Deposit for credit reports and the appraisal (an evaluation of the property's value).
